佛山苑小区位于济南市旧城区南门外,是典型的旧城改造区。小区范围内的民宅除1.77万平方米60~70年代建设的多层住宅外,其它均为年久失修的土坯或砖木结构的合院平房,房屋破旧,无保留价值。居住拥挤、环境恶劣、人口密度高于市区旧区平房平均密度,户均建筑面积低于市区平均居住水平,缺少集中绿地和公建市政配套设施。局部低洼区汛期、汛后常有积水,是急需改造的旧居住区。 现状总用地11.38ha,现状总建筑面积9.12
Located outside the south gate of Jinan Old Town, Foshan Garden District is a typical old city transformation area. In addition to the 177,000-sq.-m. multi-storey residential building built in the 1960s and 1970s, all the other residential buildings were old, disrepaired adobe or brick-and-wood structure houses. The houses were old and had no reservation value. The crowded living, poor environment, and population density are higher than the average density of bungalows in the old urban areas. The average building area per capita is lower than the average residential level in the urban area, and there is a lack of centralized green space and public facilities for municipal construction. Local low-lying areas are often flooded after the flood season and are the old residential areas that are in urgent need of renovation. The current total land use is 11.38ha, and the total current building area is 9.12.
