近几年来,房地产业蓬勃发展,房地产开发企业如雨后春笋,不断涌现;各个开发楼盘及住宅小区也层出不穷。房地产市场在市场经济条件下激烈竞争中不断发展壮大的同时,也接连不断地出现一些问题,而消费者对房地产的需求逐渐加大,一些投资型消费者为追求利润最大化,转而投资房地产业,并不断加大投资力度,在市场经济发挥作用的条件下,导致房地产价格持续上涨。本文根据近几年国家针对房地产市场的发展情况所采取的一系列宏观调控政策,以及近几年央行连续多次的利率上调措施,研究分析了这些政策和措施对房地产市场供给、需求两方面产生的影响,从而达到抑制房地产市场投资过热,控制房地产市场价格,促进房地产市场的健康快速发展。
