城市地铁的快速发展,提升了地铁站点周边房地产的商业价值。但站点周边房地产的开发不同于普通房地产开发,涉及到站点的接驳、服务、管理等一系列的问题。从地铁站点提高房地产开发强度、改变土地的利用性质以及提升房地产的价值三个方面分析地铁站点对周边房地产的影响,进而研究国内外城市地铁站点周边房地产开发模式,提出重庆市可采用的两种地铁站点周边房地产开发模式,即物业联合开发模式与土地圈层开发模式。在此基础上,对重庆市小什字站点周边房地产开发进行实证分析,以期深入挖掘地铁站点的潜在价值,为地铁可持续发展提供理论基础。
The rapid development of urban metro has raised the commercial value of real estate around metro stations. However, the development of real estate around the site is different from ordinary real estate development, involving a series of problems such as connection, service and management of the site. This paper analyzes the influence of subway stations on the surrounding real estate from three aspects: improving the strength of real estate development, changing the nature of land use and real estate value, and then studying the real estate development modes around the city metro stations at home and abroad, Metro station real estate development around the model, that is, joint development of land and land development model. On this basis, the paper empirically analyzes the development of real estate around the Little Shizi site in Chongqing in order to dig out the potential value of the subway station and provide a theoretical basis for the sustainable development of the subway.
