海外金融市场的波动,对金融、保险、房地产及相关的专业服务(FIRE)行业造成明显的影响。这些行业向来属香港写字楼需求主力,中环甲级写字楼超过84%的租户均属于FIRE行业。次贷危机造成环球金融动荡,地产市场连锁波动。第三季度香港甲级写字楼市场表现沉寂。各主要商业区的吸纳量(租用量)均少于上一季度,中环空置率由上季度的1.1%微升至1.2%。这反映了目前企业尤其是金融企业对优质写字楼空间的需求减退。
Fluctuations in overseas financial markets have had a significant impact on the financial, insurance, real estate and related FIRE industries. These industries have always been the main demand for office buildings in Hong Kong. Over 84% of Grade A office space occupiers belong to the FIRE industry. Subprime mortgage crisis caused global financial turmoil, real estate market chain fluctuations. Hong Kong’s Grade A office market remained quiet in the third quarter. The take-up volume (rental) of major commercial districts was less than that of the previous quarter, while the vacancy rate in Central rose slightly to 1.2% from 1.1% in the previous quarter. This reflects the current decline in the demand for quality office space by enterprises, especially financial enterprises.
