本文分析了美国次贷危机产生的原因,比较我国房地产市场现状,得出我国房地产市场安全性较强、活动性较弱的结论。提出为保持房地产市场健康发展,我国政府应当采取的措施。1、政府应鼓励房地产抵押贷款的金融衍生工具适度的发展;2、政府应加大对经济适用房购房者审批的力度;3、政府应慎重使用货币及财政政策对市场进行调控。
This article analyzes the causes of the subprime mortgage crisis in the United States and compares the current situation of China’s real estate market. It concludes that our real estate market is relatively safe and weaker in activity. Put forward in order to maintain the healthy development of the real estate market, our government should take measures. 1, the government should encourage the proper development of financial derivatives for real estate mortgage loans; 2, the government should increase the approval of buyers of affordable housing; 3, the government should carefully use the monetary and fiscal policies to regulate the market.
