统计数据显示,全国城市的平均房价收入比超过7倍,北京、广州和上海等城市更是超过10倍,高房价已是不争的事实。房地产市场上,房地产商无疑是直接的供应商,另外由于房地产最为依赖的资源——土地归政府所有,所以政府也可以作为一个供给因素。需求方面有消费需求,也有投资、投机需求,还有被动性需求。过高的房地产价格是这些供给需求因素相互作用的结果,下文将从供给和需求两个方面探讨我国房地产价格过高的原因所在。
