全面认知耕地资源价值的结构特征和空间分布规律是推进城乡一体化土地市场建设与城乡统筹发展的重要前提。本文在梳理当前耕地资源价值内涵的基础上,构建县域耕地资源价值测算体系,并以湖北省团风县为例,从村、镇和县不同地域尺度测算耕地资源经济、社会和生态价值,分析其空间分布规律。研究结果表明:团风县耕地资源生态、社会和经济价值的比例约为5∶3∶2,综合价值为466.85元/m2,约为当前耕地征收补偿标准的8.8倍;县域耕地资源经济与生态价值依附地形呈南高北低之势,局部地区空间集聚效应明显,耕地资源综合价值与耕地区位和交通条件关系密切,并在杜皮乡、贾庙乡地区存在低值集聚。多尺度耕地资源价值研究可为甄别耕地资源价值影响因素、揭示耕地价格形成机理、推进城乡统筹一体化土地市场建立提供有效依据。
The comprehensive recognition of the structural characteristics and spatial distribution of cultivated land resource value is an important prerequisite for promoting the construction of an integrated urban and rural land market and the overall development of urban and rural areas. Based on the connotation of current cultivated land resource value, this paper constructs a system to calculate the value of cultivated land resources in counties, and takes Tuanfeng County in Hubei Province as an example to analyze the economic, social and ecological values of cultivated land resources from different scales in villages, towns and counties. Its spatial distribution. The results showed that the ratio of ecological, social and economic value of cultivated land resources in Tuanfeng was about 5: 3: 2 and the integrated value was 466.85 yuan / m2, which was about 8.8 times of the current standard of compensation for cultivated land. The spatial agglomeration effect in some areas is obvious. The integrated value of cultivated land resources is closely related to the location and traffic conditions of cultivated land. There is low-value agglomeration in the areas of Du Pupiao and Jia Miaoxiang. The research on the value of multi-scale cultivated land resources can provide an effective basis for identifying the influencing factors of cultivated land resource value, revealing the formation mechanism of cultivated land price and promoting the integrated urban and rural land market.
