本文以江苏省苏州工业园区的一个商业综合体为例,在合同管理中,因材差机制和图纸不符的变更综合单价问题,与业主产生了争议和分歧,本着双方平等共赢和理解支持的原则,我们采取以原合同单价拆分细目为原则,确定新单价;以原合同单价为基准,调整材差和变更价差;以及以实际采购单价为标准,调整实际采购价差等三种方法进行了分析,为合同的变更处理画上了完美的句号。
Taking a commercial complex in Suzhou Industrial Park of Jiangsu Province as an example, this paper argues with the owners that disputes and disagreements arise due to the change of the unit price of non-conformities due to the mechanism of poor quality and the drawings in contract management. Based on the principle of equal win-win and understanding Principle, we take the original contract price split breakdown principle, to determine the new unit price; based on the original contract price, adjust the material and change the spread; and the actual purchase price as the standard, adjust the actual purchase price difference and other three methods The analysis, for the contract to change the deal drawn a perfect end.
