我国自1999年底,房地产走出低谷以来,全国商品房价格一路上扬,至今长盛不衰。仅以上海为例,自2000年第四季度起,上海房价连续8个季度上涨,均季同比上扬6个百分点,也即这个时期内上海房价在原来基础上已上扬了6成。由此推导出我国商品房利润率在逐年大幅度提升,由1999年的20%上升到 2001年的 40%左右,今年继续呈上扬趋势。这个利润率远远高于国际房地产业利润率的6-8%,走进了价格远远偏离价值的怪圈。这一房价非正常上涨的经济怪圈,与一批炒房族的推波助澜密切相关。
Since the end of 1999 in our country, since the real estate came out of the doldrums, the prices of commercial buildings in the country have been rising all the time, and have enjoyed a long-term prosperity. Taking Shanghai as an example, since the fourth quarter of 2000, Shanghai’s housing prices have risen for eight quarters in a row, up 6 percentage points quarter-on-quarter. That is to say, Shanghai’s housing prices have risen by 60% from the previous quarter. It is deduced that the profit margin of commercial housing in our country has been greatly increased year by year, from 20% in 1999 to about 40% in 2001, and this trend continues to rise this year. This profit margin is much higher than the international real estate profit margins of 6-8%, into the price far deviates from the value of the cycle. This non-normal increase in the price of the economic circle, and a number of real estate speculators push is bound to be closely linked.
