游走在价格的两端

房价可谓全民都关心的事情。如果我说广州房价还有上升的空间,应该不至于像老潘嚷嚷北京房价一定会涨那样遭全民唾骂吧。其实,广州房地产的市场细化不大,尤其同北京和上海的产品相比时就会发现,上海的房价可以从最便宜的5千多到最高端的4万多,其中相差近8倍;而广州的3千多到一万多,充其量相差也不过3倍。而每平方4万多的水平在广州是不可想象的。价格两端的差距就可以看出一些端倪:与其说上海房地产虚高,消费力强,不如说广州地产在经过多年风雨,早已出落得成熟理智了。当然这也跟一个城市的文脉有关,广州人精明务实,并不会因为价格多个零或者产品沾点洋血统就趋之若鹜。他们看透的只有‘值与不值’之分。 Prices are all people are concerned about things. The price gap between the two ends can be seen some clues: not so much Shanghai real estate virtual, strong consumer, it is better to say Guangzhou real estate after years of ups and downs, has long been out of mature rational. Of course, this is also related to the context of a city, Guangzhou, smart and pragmatic, and not because the price of more than zero or product dip point of foreign descent to rush. They see only the value and not value of the points.
