城中村是城市发展与变迁过程中不可避免出现的社区形态,在新形势下,城中村改造对城市以及城中村自身都有着积极的意义。由于户型分布很广,还建面积要求精确,加之用地条件与投资标准均无法达到常规商品住宅小区开发所具有的充裕、灵活程度,所以,“城中村”改造项目往往很难做到亮点突出。尽管如此,在本案中还是尝试以“土地”——“产品”和“需求”——“产品”的双重内在逻辑,达到项目综合效益的良性平衡。
The village in the city is the inevitable community form in the process of city development and change. Under the new situation, the transformation of the village in the city has a positive meaning to the city and the village itself. Due to the wide distribution of units and the precise area requirements, as well as the conditions of land use and investment standards, the development of ordinary commercial residential quarters can not meet the requirements of abundance and flexibility.
