目前坊间关于民国以及明清的土地(房屋)买卖契约的研究成果有很多,但是有一个共同的特点——也是缺点——都是局限于特定时期进行史料挖掘,而很少能够看到对土地(房屋)交易习惯动态演变以及历史与当下之间的关联的分析。这一方面是学科视角、研究方法的局限,另一方面是研究材料的局限。交易习惯是一个民族、一个社会的深刻历史记忆,是地方社区的共识,交易习惯的变迁反映着社会共识的变迁。事实上,从民国到共和国的政治变迁表现为一种治理方式的转换,这种转换同时强制性地带来了民间在交往方式方面的巨大变化。或许我们浸淫在这种交往方式中而浑然不觉;但是当我们通过历史向度的比较来认识这种变迁以及变迁背后的机理时,或许能够触动某根神经:经过
At present, there are many research works on the contract of sale and purchase of land (houses) in the Republic of China and the Ming and Qing dynasties, but there is a common characteristic - also shortcomings - that they are confined to the excavation of historical materials in a specific period of time and seldom seen in land (Housing) dynamic evolution of trading habits and the history and the current correlation between the analysis. On the one hand, it is the subject perspective, the limitations of the research methods, on the other hand, the limitation of materials. The trading habits are the profound historical memories of a nation and a society, the consensus of local communities, and the changes in trading habits reflect the changes in social consensus. In fact, the political transition from the Republic of China to the Republic represented a conversion of governance, which at the same time obligingly brought about tremendous changes in the way in which people communicate with each other. Perhaps we immerse ourselves in this mode of communication unawareness; but when we understand this change and the mechanism behind the change through the comparison of historical dimensions, we may be able to touch a nerve:
