经济适用住房属于政策性住房,购房人拥有有限的产权。与完全产权的商品住房相比,经济适用住房不得出租,5年内不得上市交易。经济适用住房占用的土地是划拨性质,没有使用年限。与相同实物和区位状况下的完全产权的商品住房相比,征收经济适用住房的补偿价格和抵押价值都要低。经济适用住房的购房者向政府交纳土地收益等相关价款后,其拥有的房屋所占用土地由划拔土地变为出让土地,经济适用住房就转变为商品住房。
