从2004年开始,国外资本流入中国房地产业的速度明显加快。据商务部统计,2004年房地产业新设立外商投资企业1767家,合同外资金额134.9亿美元,实际使用外资金额56.2亿美元,同比分别增长13.8%和48.1%,各项增长指标均超过全国利用外资平均增长幅度,房地产业连续三年成为全国第二大外商投资行业。除外商直接投资增长较快外,外资基金及个人购房也增长迅速,2005年第一季度,外资基金投资总额达到8亿美元,比去年全年外资地产基金投资总额都高;第二季度,受调控政策影响,外资地产基金投资总额有所下降,达到5.5亿美元,但仍比去年同期高出许多。外资流入增长迅速的原因是什么原因造成外资对国内房地产业的投资增长如此迅速呢? 第一个原因应该是国外机构对人民币升值
