受美国次贷危机引发的全球经济增长放缓的影响,我国商品房销售市场价量齐跌问题已由沿海城市迅速向内地城市蔓延,个别城市因房价下跌导致的断供事件引起社会各界的高度关注,为此引发了政府是否应该“救市”的争论。首先明确了断供的涵义,然后从目前的房地产市场状况入手,指出“断供”的后果,接着对购房者负资产敏感性进行分析,同时揭示了地方政府和开发商对断供事件的反应,在此基础上分别从银行等角度对“断供事件”进行反思,为政策决策者提供参考。
