消防安全工作是物业公司一项基础性的管理工作,随着城市化建设不断加大,高层楼建设也在不断增多,随之而来的高层楼消防安全工作的重要性日益显现出来。预防火灾,消防设施维护保养,消防安全检查,已成为物业管理的重要内容,其目的就是预防火灾的发生,最大限度的减少火灾损失,为业主和住户的工作、生活提供安全舒适的环境。由于现代化的建筑物,其电气设备的种类与用量大大增加,内部陈设与装修材料大多是易燃的,这无疑是火灾发生频率增加的一个因素。高层建筑物一旦起火,火势猛,蔓延快,建筑物内部的管道竖井、楼梯和电梯等如同一座座烟筒,拔火力很强,使火势迅速扩散,加之高层建筑人员众多,疏散难度大,由此可见,高层物业管理中的消防安全管理就显得尤为重要。笔者结合自己的一点工作体会,谈谈抓好高层物业消防安全管理,要严把的五个“关”。1.完善物业交接手续,严把“交接关”任何一个物业的移交,作为交接双方,都应当将消防设备设施作为高层建筑交接的重中之重,予以重视。交接时,无论是新建物业,还是旧物业,作为物业的托管单位,都要认真、细致、全面地对消防系统进行验收,因为通过验收,物业接管企业才能对消防系统的家底做到心中有数,遇到情况才不会忙而无数。首先,要求交接方提供消防系统的设备图、管网图、施工图以及有关的设备设施的基础台帐;其次,应组织专业人员对消防系统的组成、性能进行熟悉,尤其是对自动报警系统、自动喷淋系统、消防给水系统、消防增压系统、消防电梯等重要设备进行逐一验收;再次,加强验收缺陷整改工作。在交接过程中,物业托管企业要对检查出的问题督促有关单位整改到位,否则这些缺陷将会对系统的稳定运行留下不必要的隐患;最后,要完善交接台帐,对交接过程中的技术交底、施工图纸等,物业托管企业要及时整理归档。特别是对双方签字确认的一些重要文件、图纸要及时存档,不能造成遗失。只有把好了“交接关”,物业管理企业对高层消防的管理才有一个可靠的运行基础。
