首先详细介绍国际JCT合同清单和我国现行建设工程08清单两种清单计价模式,描述两者联系和区别,然后介绍JCT合同清单在国外经验和国内尝试。通过对两种计价模式分析、对比,提出以国际房屋建筑工程通用JCT合同清单为核心,大胆创新将两者结合并完善,建议采用JCT清单计价模式辅以08清单计价方法,并进一步列举近期我国实践案例。最后提出将来在造价控制中运用此模式的建议,希望其逐渐成熟并适应中国建筑市场,真正实现全面工程量清单、完全综合单价计价,为今后建设工程全过程造价风险控制与国际接轨提供参考。
First of all, it introduces in detail the international JCT contract list and our country’s current construction project 08 list two inventory pricing model, describes the contact and difference between the two, and then introduces the JCT contract list in foreign experience and domestic try. Through the analysis and comparison of the two valuation modes, it is proposed that taking JCT contract list of international housing construction project as the core, bold innovation should be combined and perfected. It is recommended to adopt the JCT list pricing model supplemented by the 08 list valuation method, and further lists the recent China Practice case. Finally, it puts forward the suggestion of using this mode in cost control in the future, hoping that it will gradually mature and adapt to the Chinese construction market, truly realize the comprehensive bill of quantities, fully integrate the unit price valuation, and provide references for the future construction cost control in the whole process with international standards.
