北京出台一系列调控房价措施之后,炒房者的投机行为受到了一定程度的遏制,但北京的消费需求持续高涨,这就造成北京房价在今后一个相当长的时期内会有一个温和的上涨态势。造成这一态势的主要原因有四个方面:一是消费需求持续高涨,四类特殊人群“支撑”北京房价;二是基础建材价格上升,土地使用受制使房价呈现刚性;三是中低档商品住宅房长期供不应求,抬高了整个房价基础;四是股票市场的低迷,使更多的资金选择到房地产市场中来。
