实践证明,汇率的波动对房地产价格具有重要影响。本文研究了汇率对房地产价格的直接、间接和预期传导机制,认为汇率主要通过后两种机制影响房地产价格,且既有正面影响也有负面影响,总体看,剔除房地产产品的投资属性,把它当作一般产品,本币升值房地产价格应下降。因此,房价大涨是投资投机过度的结果,本文据此从汇率的角度提出了相应的对策。
Practice has proved that fluctuations in exchange rates have a significant impact on real estate prices. This paper studies the direct, indirect and expected transmission mechanism of exchange rate on real estate prices. It is believed that the exchange rate affects the real estate price mainly through the latter two mechanisms, and has both positive and negative effects. Generally speaking, excluding the investment properties of real estate products, For general products, local currency appreciation real estate prices should decline. Therefore, the soaring housing prices is the result of excessive investment speculation, this article from the exchange rate point of view the corresponding countermeasures.
