本文选取土地交易价格指数等八个指标作为初始自变量导入方程与房屋销售价格指数建立初步房价模型,利用Pearson、Kendall、Spearman三种相关分析方法确定各个指标对房价解释能力的排序,通过回归分析相关方法进行自变量的分析和筛选,最终选取建材价格指数、房地产开发投资额两个自变量与房屋销售价格指数建立了多元线性回归方程,最后结合研究结论和我国房地产业的实际状况提出了相应的政策建议。
