在个人住房抵押贷款业务中,银行和借款人遭遇的影响还款风险是同类同步的,主要表现为抵押房产损失风险、借款人人身意外风险和借款家庭收入锐减风险。虽然有房产作抵押,但放贷银行仍需要转嫁贷款损失风险,借款人则希望最大可能保持抵押房屋的正常使用以及收回所有权。二者转移风险的要求存在内在关联性。国内各保险公司应该按照“以客户需求为导向”的设计理念,充分挖掘银行与购房投保人参与保险的动机,构建房屋财产保险、意外伤害保险和履约保证保险三足鼎立、自由搭配的套餐式组合保险,并积极改良有关问题条款,真正发挥有效化解风险的作用。
