从总量、投资、生产、交易、金融和价格六个方面选取了8个具体指标,建立四个直辖市的房地产周期指标体系。运用主成分分析法得其房地产综合指数,对房地产周期波动图进行对比分析,得出四个直辖市的房地产都大致经历了三个相对完整的波动周期,但也存在一定差异的结论。据此对促进房地产业健康发展的政策选择提出建议。
Eight specific indicators were selected from the six aspects of total amount, investment, production, trading, finance and price, and the real estate cycle index system of four municipalities was established. Using the principal component analysis to get its real estate comprehensive index, the article analyzes the periodic fluctuation chart of real estate, and draws the conclusion that real estate in the four municipalities generally experiences three relatively complete fluctuation cycles, but there are also some differences. Based on this, we can make suggestions on the policy options to promote the healthy development of the real estate industry.
