步入2006年,随着国家对房地产市场宏观调控力度的加大,青岛楼市投资性购房大幅减少,自住性理性购房渐占市场消费主流,市场呈现如下特征:市场特征一、住房交易量明显下降(一)商品住房:2006年1-6月,市内四区发放商品房预售许可证19个(其中限价商品房预售许可证1个);批准预售面积为50.94万平方米,同比减少57.25%。其中住宅面积为40.04万平方米,同比减少60.22%;商品住房销售5104套,同比减少37.88%。(二)二手住房:2006年1-6月,二手住房成交登记13949套,同比减少9.74%。其中1月份成交1383套,环比下降33.8%;2月份成交933套,环比下降32.54%;3月份成交2683套,环比上升187.57%;4月份成交3333套,环比上升24.23%;5月份成交2969套,环比下降10.92%;6月1日起“国六条”实施,二手房住房交易量再度下降,6月份成交2648套,环比下降10.81%。
