本文选取2003~2013年我国31个主要省份的住房服务价格、人均可支配收入、15岁以上未婚男性人口数,5年以上贷款利率4类数据,建立面板模型,从区域视角对我国住房需求弹性进行实证分析。研究结果表明:房地产市场仍以刚性需求为主;住房需求弹性具有显著的地区差异性;与东部相比,15岁以上未婚男性数需求弹性对中西部的影响较为显著。针对我国住房需求的地区差异性,我国的房地产业政策必须因地制宜,既要通过有效供给满足人们对住房的需求,也要打击房地产投机需求,促进房地产行业健康发展。
This paper selects the data of housing service price, per capita disposable income, the number of unmarried men over 15 years of age and the lending rate over 5 years from 2003 to 2013 in our country’s 31 major provinces to set up the panel model. From the regional perspective, conduct empirical research. The results show that: the real estate market is still dominated by rigid demand; housing demand elasticity has significant regional differences; compared with the eastern part, the demand elasticity of unmarried men over the age of 15 has a more significant impact on the central and western regions. In view of the regional difference of housing demand in our country, the real estate industry policy of our country must be adapted to local conditions. It not only needs people to satisfy housing demand through effective supply, but also strives for real estate speculation demand and promotes the healthy development of real estate industry.
