近期,建设部出台了《物业服务收费明码标价规定》,将于10月1日执行,北京市也对即将在今年出台的《北京市物业服务收费管理办法》和《北京市物业服务收费政府指导价收费标准》进行了价格听证,同时,北京市发展和改革委员会也下发通知,要求从9月1日开始,开展全市住宅小区物业服务收费的调查和检查。长期以来,物业服务收费一直是困扰物业管理企业的一大难题,同时也是住户与物业管理公司最容易出现矛盾的环节,哪些项目应该收费、收费的标准如何确定等等一直是关系到整个社会的话题。从政府的角度考虑,今年将着力解决物业服务收费的难题,总的原则是让物业服务收费更加合理,越来越透明、越来越规范。鉴于以上情况,《北京房地产》杂志特邀请了国土资源局小区办公室李兰英女士、北京市物业协会副秘书长白宏第先生、清华大学房地产研究所副所长季如进教授以及燕侨物业、宝景物业、方庄物业、中房北京物业公司、北京华特物业公司、望京物业、北京网景物业公司等众多北京知名物业公司,举办了相关内容的座谈会,讨论了北京市物业服务收费管理办法(征求意见修改稿)制定的背景以及新旧办法之间的差异。
