目前,国内住宅产品开发仍处于粗放型阶段。生活水平的提高对住宅品质提出了更高的要求,这集中体现在对住宅舒适度需求的提高。而在市场上,地产开发商利用消费者不成熟的特点,更注重炒作与宣传推广的效果,不愿意投入精力去研究产品的质量与核心竞争力。随着市场机制的完善与消费者的成熟,作为大投资与耐久商品,住宅产品也同其他工业产品一样,需要通过提高技术投入来提升产品质量,从而提升产品的市场竞争力和生命力。
At present, the development of domestic residential products is still in the extensive stage. The improvement of living standards has put forward higher requirements on the quality of residential buildings, which is embodied in the increasing demand for residential comfort. In the market, real estate developers make use of the immature features of consumers and pay more attention to the effect of speculation and promotion. They are not willing to devote themselves to studying product quality and core competitiveness. With the improvement of market mechanism and the maturity of consumers, as a big investment and durable goods, residential products, like other industrial products, need to enhance product quality by increasing technical input so as to enhance the market competitiveness and vitality of products.
