随着城市商品房价格的不断攀升,在北京拥有一套属于自己的住房已经成为许多人的不能承受之重,为了实现“住有所居”的梦想,租房成为人们被迫无奈的选择。在教育资源丰富、高新技术企业发达、商业贸易繁荣的海淀区,租房现象更是普遍。由此引发的住宅性房屋租赁合同纠纷也不断增多。2007年,北京市海淀区法院共审理此类案件263件,2008年审理338件,同比增长24.8%,2009年审理673件,同比增长99.1%。经调研发现,房屋承租人主要为刚毕业的大学生、年轻白领、学生家长、进城务工人员以及在京暂住人员。
With the rising price of commercial housing in the city, owning a home in Beijing has become unbearable for many people. In order to realize the dream of “living in a home,” renting has become a frustrating choice for people. In education-rich resources, advanced high-tech enterprises, commercial and trade prosperity in Haidian District, the phenomenon of rent is more common. The resulting housing rental contract disputes are also increasing. In 2007, Haidian District Court heard a total of 263 such cases, 338 in 2008, an increase of 24.8% from the previous year, and 673 in 2009, up 99.1% over the same period of last year. The survey found that the main housing tenants for fresh graduates, young white-collar workers, parents, migrant workers and temporary staff in Beijing.
