据中国社会科学院城市研究中心的调研结果显示,到2050年,中国的城市化率(城市人口比重)将达到70%,房产的开发至少可以一直延续到2050年。一个健康的楼市,应该是稳定发展的楼市,房价的水平,应与居民的承受能力相适应;房价的上涨幅度,应与经济发展的步伐相协调;而买卖双方的行为,应该是成熟而理性的。房地产市场千变万化,但有三个不变,即房地产作为重要支柱产业不变;健康、稳定、发展的房产方向不变以及城市化进程不变。在此,笔者通过调研和对有关资料的整理分析,以杭州、宁波、温州三市2006年楼市综述和2007年楼市走向为例,向读者粗浅展示浙江省楼市的风云变化。
According to a survey conducted by the Chinese Academy of Social Sciences Research Center for Urban Studies, by 2050, China’s urbanization rate (the proportion of the urban population) will reach 70% and real estate development will last at least until 2050. A healthy property market should be a stable property market. The level of house prices should be adapted to the affordability of residents. The rate of increase of house prices should be in harmony with the pace of economic development. The behavior of buyers and sellers should be mature and rational of. There are many changes in the real estate market, but three remain unchanged, that is, real estate as an important pillar industry remains unchanged; a healthy, stable and prosperous real estate market remains unchanged and the urbanization process remains unchanged. In this paper, the author through research and analysis of the relevant information to Hangzhou, Ningbo, Wenzhou City Overview of the property market in 2006 and the direction of the property market in 2007, for example, to show readers the superficial changes in the property market in Zhejiang Province.
