房地产价格一直都是房地产经济中的一个核心问题,关系到房地产所有权和使用权在经济上的实现,房地产市场运行的秩序和房地产资源的优化配置。房地产价格受到诸多因素的影响,大致可分为微观层面和宏观层面。本文通过收集和分析《2007中国统计年鉴》中国大陆地区的宏观经济指标和房地产价格数据,对中国房地产价格的宏观层面影响因素进行了实证分析和研究。本文在以往研究的基础上,进一步深入分析了平均家庭规模对当地房地产价格的影响。
Real estate prices have always been a core issue in the real estate economy. They are related to the economic realization of the real estate ownership and usufruct, the order of the real estate market and the optimal allocation of real estate resources. Real estate prices are affected by many factors, which can be roughly divided into micro-level and macro-level. By collecting and analyzing the macroeconomic indicators and real estate price data from “China Statistical Yearbook 2007” in mainland China, this paper empirically analyzes and studies the macroeconomic factors affecting real estate prices in China. Based on the previous studies, this paper further analyzes the impact of average family size on local real estate prices.
