小区业主日常生活中总免不了跟物业打交道。随着业主维权意识的不断增强,其对物业服务水平要求也不断提高,物业纠纷因此变得愈发普遍。楼道不干净、灯管坏了、电梯频出故障、物业费过高,类似物业纠纷在现实中层出不穷,而一旦上升为诉讼案件,看起来“有理”的业主却屡遭败诉,这让很多业主在情理上都难以接受。这到底是怎么回事呢?本刊记者特请中国政法大学法律硕士学院兼职教授、北京市盈科律师事务所葛磊律师来给大家说道说道,谈谈业主为何“有理”却总败诉?业主又该如何有效维权?
