一半是海水,一半是火焰。“火焰”是价格越来越高的商品房市场,政府公布的房价增长速度,2003年全国是4.8%,2004年是9.7%,2005年是7.6%,2006年是5.7%,今年10月份全国70个大中城市房屋销售价格同比上涨9.5%。“海水”则是今年以来政府正在轰轰烈烈推行的调控房价的政策。24号文件、359文件、39号令……乃至于目前的经济房、廉租房制度。问题是,这两股力量相逢之后,“海水”能否冷却“火焰”?房价这根上涨的缰绳能否被拉住?近期,深圳、北京出现的住房交易萎缩现象是否预示着楼市拐点已经提前到来?而我们应该如何看待这个问题?
