从2009年下半年开始,笔者在各地上课、考察时有意识地到各个城市的楼盘去搜集第一手资料。半年多下来,跑了几十个城市的100多个楼盘,以一名普通看房者的身份同几百名售楼小姐、购房者进行了交流。笔者发现,这段时间真正掏钱购房者,80%以上都以投资为目的,甚至很多是以投机为目的。面对楼市已出现的过度投资现象,目前除了调控政策外,还需对投资资金进行合理引导。
From the second half of 2009, the author in all parts of the class, study consciously to the various cities of real estate to collect first-hand information.
