开发商首次引入听证会——开创地产界民主先河

5月30日,位于京城西二环区域的宣福房地产开发有限责任公司首次在地产界引入了听证会,并就其开发的项目西豪逸景向业主征询楼体外立面由涂料改瓷砖方案的可行性、外墙内保温及交楼时间等问题。据该项目营销副总周继志介绍,本来按照合同约定,西豪逸景外立面采用的是涂料,但随着一期三栋楼的相继封顶,开发商认为用涂料作外立面容易褪色,并且过几年就要重新刷,不利于环保,也不利于楼盘的整体档次的提升,于是,开发商拟用瓷砖改涂料。但单方面改动建筑用料的行为与当初签订的合同条款相罐,所以尽管此次改动是为了广大业主的利益,开发商还是决定召开这次业主听证会,让业主自己决定是否同意为外立面“变脸”。对业主而言,在不多交钱的情况下,既能够参与楼盘的设计,又能使整个楼盘的品质的提升,何乐而不为呢。最终结果是开发商人性化的考虑引得了所有与会业主的赞赏与支持。周继志说,这次听证会作为开发商与业主就工程质量、进度进行良性沟通、消除误解的一个尝试,收到了很好的效果。由于听证会邀请的只是一部分业主,有个别问题没有达成共识,此后开发商会通过其他渠道与大部分业主沟通,最终会尊重大部分业主的意见。据悉,就开发过程遇到的问题邀请业主开听证会沟通,这在房地产业界还是第一次。 On May 30, Xuanfu Real Estate Development Co., Ltd. located in the 2nd Ring Road in the capital introduced a hearing for the first time in the real estate industry and asked the owner for the project’s project, The feasibility of external wall insulation and delivery time and other issues.
