从租差理论与绅士化的关系入手,梳理了租差理论的缘由、脉络与拓展,指出租差理论是城市空间再开发问题的有力工具,但难以在城市化和城市空间扩展快速推进的背景下应用。基于特征价格法研究方法,通过引入场所价格和区位价格的概念,考察了潜在地租、实际地租的不同组合类型以及租差的演变情况,区分不同的城市空间循环演化模式,为分析城市空间再开发的时机、难易程度等问题提供了新的分析思路与框架。
