地价与房价息息相关,土地出让制度对房地产市场的发展至关重要。本文认为土地成本是构成房价的主要部分,土地价格上涨是房地产市场升温形成的引致需求及土地出让制度直接推动的结果。因此,分析了土地出让制度的弊端并提出相应的政策建议。
The land price is closely related to the house price. The land transfer system is very important to the development of the real estate market. This paper argues that the cost of land is the main part of housing prices. The rise of land prices is the direct result of the demand induced by the real estate market and the land transfer system. Therefore, the disadvantages of the land transfer system are analyzed and the corresponding policy recommendations are put forward.
