近年来我国房地产市场的发展不稳定,呈现出“非理性”发展的情形。由此看来我国房地产市场有必要作出调整,向“理性化”方向转型。房地产市场向“理性化”方向发展,需要社会各方的协调努力,涉及到企业、政府以及社会力量等因素。本文所提出的调整策略主要包括土地利用率的提高、注重房地产与城市基础设施的协调建设、完善保障房体系、推动房地产同其它产业的协调发展、制定综合性战略以适应多变的市场环境等。
In recent years, the development of China’s real estate market is not stable, showing a “irrational” development. From this, it seems that China’s real estate market is necessary to make adjustments to the “rationalization” direction of transformation. The development of the real estate market toward “rationalization” requires coordinated efforts of all sectors of society, involving enterprises, government and social forces. The adjustment strategies proposed in this paper mainly include the improvement of land utilization, focusing on the coordination between real estate and urban infrastructure, improving the system of affordable housing, promoting the coordinated development of real estate and other industries, and formulating comprehensive strategies to adapt to changing market conditions .
