随着我国工业化和城市化步伐的不断加快,房地产业已成为我国国民经济的主要支柱行业之一。房地产业的特殊性决定了房地产企业经营中对经营者具有强烈的依赖性。本文综述了经理人激励的相关理论和管理理论的主要理论,调查了房地产业企业经理人现有激励状况与激励偏好,并就房地产业企业经理人激励现状和改进做出分析。依据基于马斯洛的需要层次理论的分析,本研究认为,采取“经理人持股”方式,结合其他激励方式,可以有效的满足经理人的主要需求,有利于企业核心竞争力的培育和发展。
With the accelerating pace of industrialization and urbanization in our country, the real estate industry has become one of the main pillar industries in our national economy. The particularity of the real estate industry determines the real estate business operators have a strong dependence. This article summarizes the theory of manager incentive and the theory of management theory, investigates the current incentive status and incentive preference of manager of real estate industry, and analyzes the status quo and improvement of manager incentive in real estate industry. Based on the analysis of Maslow’s hierarchy of needs, this study argues that adopting the “manager’s shareholding” approach combined with other incentives can effectively meet the major needs of managers and is conducive to nurturing and developing the core competitiveness of enterprises. .
