地王是楼市过热期间的重要现象,地王带动周边房价上涨体现了典型的房价影响的空间效应。本文利用空间数据分析方法,建立空间自回归模型,定量分析了地王现象对周边房价的影响效应,并为治理地王提供了对策建议。实证研究表明,由空间效应引起的房价变化确实存在,地王现象带动房价上涨的短期效应趋向于回归到正常的空间效应水平。
Wang is the property market during the overheating of an important phenomenon, the king led the rise in peripheral prices reflects the impact of the typical spatial effect of housing prices. In this paper, we use spatial data analysis method to establish the spatial autoregressive model to quantitatively analyze the effect of land king on the surrounding housing prices, and provide suggestions for the governance of the king. Empirical studies show that the real estate price change caused by the spatial effect does exist, and the short-term effect of the king phenomenon driving the housing price tends to return to the normal spatial effect level.
