从20世纪90年代初的房地产(住宅)投机热潮到最近几年炒作的顶峰阶段,我国理论界始终把房地产价格作为房地产市场研究的重点,而与我们生活密切相关的住宅市场更是房地产市场研究的重中之重。本文首先分析了2010年至今中国住宅市场与投机现状,并得出结论,住宅市场仍然有泡沫,投机行为依然存在,其次找出了住宅市场产生投机的原因,最后提出了相关政策建议。
From the speculative boom of real estate (housing) in the early 1990s to the peak stage of speculation in recent years, the theoretical circles in our country always regard the real estate price as the focus of real estate market research, and the residential market closely related to our life is the real estate market research The most important thing. This article first analyzes the current situation of China’s housing market and speculation from 2010 to the present and concludes that there is still a bubble in the housing market and speculative behavior still exists. Second, it finds out the reasons for speculation in the residential market, and finally puts forward relevant policy suggestions.
