商业开发模式下的住宅区地产开发发展已近20多年,但是住宅区规划设计的评判标准无法确立。在商品住宅开发模式下,在合理范围内追求利润最大化无疑是诸多房企的目标。介绍了“产品盈利率最大化”这一理念,并通过苏州独墅湖项目的案例分析,从确定建筑类型、建筑分级及分布、指标比选、方案优化4个阶段,在理性化、数据化模式下,对规划设计进行评判。
Residential development has been under development for nearly 20 years in commercial development mode, but the criteria for residential district planning and design can not be established. In the commodity residential development model, the pursuit of profit maximization within a reasonable range is undoubtedly the goal of many real estate enterprises.
