等待了将近半年,浙江省第12届房地产博览会终于在千呼万唤中于10月13日开幕了。由于是宏观调控后的首届房博会,而此前市场的观望气氛稍微有所解冻,市场是否会真正回暖,真实需求是否会重新显现,此次房博会传达出来的信号有了更强烈的风向标的作用。据本届房博会组委会统计,这是杭州历年来参观人次最多的一届房博会———开幕当天参观人数达到12.4万人次,房博会期间参观总人次约为44.5万;这是杭州两年多来可售房最多的一届房博会———参展楼盘131个,新盘33个,可销售楼盘85个,可售和展示房源3.3万套,其中有2.1万套房源为140平方米以下的普通商品房。尽管参观人次如此之众、可售房源如此之多,但最终的成交情况却显得比较理性。预定和签订购房合同954套,面积12.91万平方米,成交金额8.31亿元,只占了可售房源的5%都不到,供求关系发生了实质性的逆转。而去年10月份的杭州第五届最佳人居展览会实际成交面积约20.2万平方米,实际成交金额约14.5亿元。相比以往的房交会,此次房博会有着自己鲜明的特点,给笔者留下了深刻的印象。
