本文利用省际面板模型深入研究不同用途地价增长率对不同类型物价指数的影响大小,解析土地价格与物价之间直接、间接的经济关系。研究结果表明:地价对消费者物价的影响显著,但影响系数小于地区财政支出、固定资产投资价格指数、城镇单位就业人员平均工资指数,不超过0.03个百分点;物价变动主要受财政政策和货币政策影响,也受土地、工资推动的成本影响;在现有经济体制下,物价上涨受需求膨胀的影响更大、更主要,受成本推动的影响更小、更次要。
In this paper, we use the inter-provincial panel model to deeply study the influence of the growth rate of land use for different uses on different types of price indices and analyze the direct and indirect economic relationship between land prices and prices. The results show that land price has a significant impact on consumer prices, but the impact coefficient is less than the fiscal expenditures, fixed asset investment price index and the average wage index of urban employees in the urban area, which is no more than 0.03 percentage point. The price changes are mainly affected by the fiscal and monetary policies But also affected by the cost of land and wage promotion. In the current economic system, price inflation is more and more affected by the expansion of demand, and the impact of cost promotion is smaller and more important.
