容积率是控制性详细规划中核心控制指标。传统确定控制性详细规划中容积率数值的方法过于机械化与经验化,通常缺少运用基于城市建设开发成本—收益角度的经济分析。从既有控制性详细规划确定容积率的传统方法和现存问题切入,分别以土地出让基准地价以及土地不同开发潜力两个角度阐述基于经济分析的控制性详细规划确定用地容积率的计算方法。
Floor area ratio is the core control indicator in the control detailed planning. The traditional method of determining volumetric values in a controlled detailed plan is too mechanistic and empirical and often lacks the economic analysis of using a cost-benefit perspective based on urban development. Based on the traditional method of determining the floor area ratio of the existing detailed planning of control and the existing problems, this paper elaborates the method of determining the floor area ratio of the detailed planning of control based on economic analysis from the two perspectives of benchmark land price of land transfer and development potential of land.
