近年来,随着我国经济的快速发展和城镇居民消费结构的深刻变化,住房消费呈现出较大的增长潜力。与此相应,住房消费者呼唤一个结构完善、富有效率的住房抵押贷款市场的形成。因此,在一级市场发展的基础上,建立我国住房抵押贷款二级市场已成为我国住房金融发展的现实选择。本文以发达国家住房金融的发展经验为鉴,对建立我国住房抵押贷款二级市场模式问题作以初步探讨。
In recent years, with the rapid economic development in our country and the profound changes in the consumption structure of urban residents, housing consumption shows a great potential for growth. Accordingly, housing consumers are calling for the formation of a well-structured and efficient housing mortgage loan market. Therefore, on the basis of the development of the primary market, the establishment of China’s secondary market of housing mortgage loans has become the realistic choice of housing finance in our country. In this paper, developed countries experience in the development of housing finance for reference, the establishment of China’s secondary mortgage market model for a preliminary discussion.
