房地产是关系国计民生的特殊商品,对拉动我国经济增长和提高人民生活水平发挥了重要作用。然而,由于目前房地产市场失衡,房价上涨过快、房地产投机严重等因素的综合影响,催生了房地产市场的巨大泡沫,这不仅威胁房地产行业的可持续发展,而且严重影响人民生活及我国经济的健康运行。近几年,政府通过一系列行政、经济、法律手段来对房地产市场进行宏观调控,但却未见显著成效。因此,如何提高房地产宏观调控的科学性和有效性已经成为了解决当下房地长市场问题的关键。
Real estate is a special commodity that relates to the national economy and the people’s livelihood and plays an important role in stimulating the economic growth and raising the people’s living standards in our country. However, due to the current real estate market imbalance, the rapid rise in house prices, serious speculation in real estate and other factors, the birth of a huge real estate bubble, which not only threatens the sustainable development of the real estate industry, but also seriously affect people’s lives and the health of our economy run. In recent years, the government has conducted macro-control over the real estate market through a series of administrative, economic and legal measures, but no significant results have been achieved. Therefore, how to improve the scientific and effective macroeconomic regulation and control of real estate has become the key to solve the current problem of long market of real estate.
