随着我国住房制度改革的深化和住房建设的加快,对住房的物业管理产生巨大的社会需求。物业管理是我国房地产业的一项新兴行业,由于经验不足和立法滞后等原因,目前我国的物业管理还很不规范,因此在实际运作中存在不少矛盾和纠纷,甚至相互冲突。近几年来,如何搞好居住区的物业管理,为广大业主提供安全,卫生、舒适、便捷与和谐的居住环境,维护社会安定团结局面,成为各级政府十分关注的问题。本文拟结合北京市物业管理的实际,对如何将物业管理融入社区建设,进一步提高物业管理水平谈几点认识。
With the deepening of China’s housing system reform and the acceleration of housing construction, housing property management has enormous social needs. Property management is an emerging industry in China’s real estate industry. Due to lack of experience and legislation lag, property management in our country is still not standardized at present. Therefore, there are many contradictions and disputes in actual operation and even conflict with each other. In recent years, how to improve property management in residential areas and provide safe, hygienic, comfortable, convenient and harmonious living environment for the majority of landlords and to maintain social stability and unity have become issues of great concern to governments at all levels. This article intends to combine the actual of Beijing property management, to talk about how to integrate property management into the community construction and further improve the property management level.
