准确认识房地产市场化的水平、结构及问题,是有的放矢、积极推进其进程的前提。本文以监管理论为基础,建立房地产市场化矩阵分析框架和指标体系,对中国35个城市的房地产市场化程度进行了全面测度,结果发现:中国城市房地产市场化已初步实现,但离理想的标准还有很大差距;东部沿海城市市场化程度高,中西部城市市场化程度相对较低;市场体系建设、政府退出等方面表现较好,政府管制,尤其价格管制等方面表现较差。
To accurately understand the level, structure and problems of the marketization of real estate is a prerequisite for its targeted and active promotion of its progress. Based on the regulatory theory, this paper establishes the matrix of real estate market analysis framework and index system to measure the degree of real estate market in 35 cities in China. The results show that the marketization of real estate in China has been initially realized, There is still a long way to go. The coastal cities in the east have a high degree of marketization and the marketization in the central and western cities is relatively low. The market system construction and the government exit have performed well and the government control, especially the price control, has not performed well.
