案例刘先生几年前在北京购买了1套四居室住宅,打算待女儿结婚后一家人共同居住。后来女儿移民海外,而刘先生夫妇另有住房,故此住宅一直空置。最近刘先生听说住房政策有所变化,为防止财产损失,刘先生特意就如何处置这套住宅的问题向理财师咨询。理财师了解了刘先生的情况之后,首先为他解释了住房政策变化,并指出国家为了宏现经济发展的需要必然会对房地产行业进行调控,而调控最终会体现在抑制房价的过快增长。接着,理财师又分析了刘先生的家庭情况。由于女儿移民海外,所以此套住宅事实已非生活必需品而成为投资品。投资房产的获利方式主要有两种,一种是高价转卖,获取价差;一种是出租房屋,赚取租金。刘先生的这套四居室住宅购买时成本相对较低,现在转卖仍可获利。如果选择出租途径,由于刘先生夫妇平时工作较忙,没有富余精力处理房屋出租事宜,可以考虑请房产中介帮忙。
