抑制商品住宅价格非理性上涨,一直是政府宏观调控的主要内容。但近十年“屡调屡高”的结果却不尽人意。面对2012年下半年以来的房价涨势,新一届中央政府按兵不动、谨言慎行、统筹施策,决意培育长效机制,体现出“克强经济学”对房地产宏观调控的独特理念和新意。结合当前楼市走向,笔者试对本届政府的楼市调控政策取向及成效做一梳理分析,并提出相应的政策建议。
Suppressing the irrational price rise of commercial housing has always been the main content of the government’s macro regulation and control. Combined with the current market trend, the author tries to sort out the current government’s market regulation and control policy orientation and effectiveness of a comb analysis, and make the appropriate policy recommendations.
