当前,我国的住宅供应已处于买方市场。为此,各路发展商使出浑身解数,“八仙过海,各显神通”,广告战、概念战愈演愈烈。然而,他们或多或少带有浮躁情绪,容易陷入新的陷阱。 其一是“科技至上”陷阱。当今社会科学技术突飞猛进,新知识、新技术、新材料、新工艺不断涌现,在这种情势下,追求住宅高科技含量无可厚非。但科技含量的增加应考虑消费者的适应性,应与消费者的知识进步、生活习惯、当地风俗等协调一致。如果住宅的科技含量相对较高,消费者的购买能力无法支撑。甚至根本不需要,那么市场就难以接受该类住宅。总之,一味追求尽善尽美不见得是上策,立足于
